In a real estate transaction, the seller is responsible for paying commissions to both the listing agent and the buyer's agent. Let me guide you through the steps to ensure a smooth and successful home purchase.
1. Getting Mortgage Pre-Approval
The first step when buying a home is to get a mortgage pre-approval. This will
ensure that you know exactly what costs you will be looking at every month to own a home and budget accordingly.
Sometimes mortgage pre-approval amounts are more than you would like to spend monthly and after reviewing, you can
advise your mortgage broker or financial institution you would only like to take on a certain amount of mortgage
debt. By going over the numbers, you can then focus your attention on the homes that suit your budget. The other
benefit is when the offer is finally made, you will be taken more seriously when your real estate agent can
confidently explain to the seller's real estate agent that you are pre-approved and the risk for the seller
accepting the offer can be reduced.
2. Creating Your Home Search Wish List
The next step is to make a home search wish list and get an automatic email
search started. When your real estate agent sets up an automatic email search, you will receive new listings as soon
as they come onto the MLS. Many people are unaware that the public home search websites have outdated homes listed
on them, and a lot of times, the homes have already sold before you could see them. This automatic email search will
ensure you have the best opportunity to find the perfect home!
3. Making an Offer to Purchase
After finding the perfect home, you can then make your offer to purchase. This
agreement will allow you to have conditions if you would like, such as getting a firm approval from the financial
lender, sale of the buyers home, or getting a home inspection. There are many other conditions that can be included,
but these are the most common. If all conditions are satisfied, you can then proceed to firming up on your purchase
and sending the documents to a lawyer to facilitate the closing of the transaction.
4. Closing the Transaction
Once all conditions are met, your purchase agreement will be firm. The next step is to
work with a lawyer who will facilitate the closing of the transaction. This includes ensuring that all legal
documents are in order and the transfer of ownership is smooth.
5. Move Into Your New Home
Congratulations! Once the closing process is complete, you can move into your new home.
